AI for real-world properties Commercial · Hospitality · Industrial · Mixed-Use

Meet PAT, your
Property Assistant Technology.

An AI assistant trained on your drawings, BAS, O&M manuals, and as-builts so your team can ask: “Where is the breaker for room 1524?” — and get the answer in seconds, whether it’s a hotel, office, warehouse, or mixed-use site.

PAT helps property, facility, and maintenance teams find answers instantly — improving uptime, safety, and efficiency.

Designed for property, facilities, and maintenance leaders who live in the real world: Faster answers · Fewer callbacks · Less chaos
Why property teams use PAT

Turn building documentation into a living assistant.

PAT connects the dots between your drawings, models, BAS, and real-world operations so your team can stop digging through PDFs and start solving problems — across single assets or entire portfolios.

📚

All your building knowledge in one brain

Construction drawings, as-builts, MEP, risers, equipment schedules, sequences of operation, PMs, and SOPs — indexed and searchable in natural language for your team.

🧠

Ask questions, get answers — not files

“What feeds AHU-5?” “Show me the domestic booster pump alarms in plain English.” PAT responds with clear answers, clickable references, and simple guidance.

🔐

Built for secure environments

Your data stays inside your environment. PAT is designed to respect security, compliance, and regulatory requirements for critical operations — from offices to gaming to industrial.

🛠️

Made for techs, not just IT

Interfaces and prompts written in field language. Empower new techs on day one and protect years of institutional knowledge from walking out the door.

⏱️

Less hunting, more fixing

Technicians spend less time searching for breakers, valves, and panels — and more time resolving occupant- and guest-impacting issues before they become problems.

📊

Insights you can act on

Understand recurring issues, problematic zones, and chronic assets. PAT helps you tell the story behind your work orders and justify capital requests with real data.

How PAT works

From PDFs and sequences to a live property AI.

We start where you are: drawings, PDFs, control screenshots, spreadsheets, and SOPs. PAT turns that chaos into a single, trusted source of truth for your team.

Step 01

Connect your building documentation

You share your drawings, as-builts, BAS exports, sequences of operation, PM templates, and vendor manuals. PAT ingests and structures this information securely.

Step 02

Train PAT on your property

Our engine learns your naming conventions, panel labels, mechanical rooms, and systems layout — in plain language a tech would use on a night shift.

Step 03

Deploy to your maintenance team

Your team accesses PAT through a simple web app or internal portal. Ask questions, search systems, and follow guided flows from any device on your network.

About

Built by someone who has actually run the buildings.

Property Assistant Technology was created from the point of view of the person everyone calls when the building is too hot, too cold, or not working at all.

About the Founder

Patrick (Pat) Munley is a facilities and property operations leader with more than fifteen years of experience across commercial, industrial, retail, and corporate environments. His career combines field trade work with hands-on leadership running complex properties and large teams.

Most recently, Pat served as Facilities Operations Director for a major resort development, helping commission and open a new full-service property with hotel, gaming, spa, dining, and back-of-house spaces. He joined months before opening to make sure the building actually worked for guests and staff, not just on paper.

Before that, he managed day-to-day operations for open air retail centers at WS Development, leading snow and grounds programs, vendor relations, tenant onboarding, and five-year capital planning. Earlier in his career, Pat commissioned a 50,000 sq. ft. flagship utility training facility and supported a broader portfolio as a Lead Engineer for JLL / ComEd, after years of experience as an engineer with CBRE.

Across those roles, Pat has lived the realities that PAT is built to solve: digging through drawings during a call at 2 a.m., chasing mislabeled panels, explaining building systems to non-technical stakeholders, protecting budgets, and keeping teams aligned on safety, compliance, and guest or tenant experience.
